From legacy roots to modern expansion, DOT Outdoor is quietly transforming the out-of-home advertising landscape across southern Illinois and beyond. Led by industry veteran Kurt McLaughlin, and supported by Brandon Oliver and John Mulholland, the company has rapidly grown from startup to a regional powerhouse—one site, one easement, and one relationship at a time.

Generations in the Making

Kurt McLaughlin’s billboard journey started early—at just 17 years old. Following in his father’s footsteps (who entered the industry in 1970), Kurt cut his teeth as a bill poster in 1991 and quickly discovered a passion for something many operators shy away from: real estate and permitting.

"I love the hunt,” Kurt shared. “Finding the right site, securing an easement, getting through permitting—that’s where I thrive.”

His sixth sense for siting is now the foundation of DOT Outdoor’s impressive footprint: 40 structures with over 400 sellable faces, including 50 digital displays, spread across five counties in Illinois—all built in less than four years.

Real Estate + Patience = Payoff

Kurt’s secret? A relentless focus on overlooked areas.

“Young operators should stop chasing big cities,” he advised. “Start small. Rural markets are wide open, the permitting is easier, and the upside is real.”

He recounted one particularly challenging three-year project in Georgia, which cost over $400,000 in expenses and legal fees. The final reward? A billboard site sold for $2 million.

“The return is out there,” he said, “but it takes sweat, grime, and frustration to get there.”

The Power of Partnership

Brandon Oliver, who rejoined Kurt in 2021, brings a finance and operations background to the team. Together, the two balance real estate expertise and financial discipline—an essential combination in a business where no one can do it all.

“You need trusted people around you,” Brandon noted. “That’s how this works.”

John Mulholland, with decades of experience in sales and advertising, rounds out the leadership team. His background includes broadcasting, bus shelters, and billboard development—giving him a well-rounded perspective on industry dynamics.

“I’ve worked for the big guys,” John said. “DOT gives us freedom. We can trade, move fast, and explore what’s next.”

Easements and Mailbox Money

Kurt is especially passionate about easements—often overlooked yet incredibly lucrative assets. He explained that easements can generate consistent monthly income of $10,000–$12,000, and some are being sold at 12x their value.

“People forget these signs will likely still be standing after we’re gone,” he said. “That’s wealth building. That’s legacy.”

Lessons for the Next Generation

The team at DOT is candid about the changing nature of sales. With fewer people trained in traditional selling techniques, and with younger generations preferring text and email over calls and handshakes, adaptability is key.

“The core of sales hasn’t changed,” Kurt said. “It’s still about asking the right questions and listening.”

Brandon added that effective communication—internally and externally—is non-negotiable. His background in marketing communication taught him to meet people where they are, whether it’s a landowner, a city official, or a colleague.

What’s in a Name?

DOT Outdoor was formally incorporated in 2012, but the team started their current development wave in Marion, Illinois, around 2021. The name itself? A running joke.

“We called it DOT because people assume we’re with the Department of Transportation,” Kurt laughed. “It makes things easier when you’re knocking on city doors.”

Passion with a Purpose

From passing landmark tree legislation in Georgia (a 40-year effort that Kurt’s father helped champion) to securing dozens of high-value locations across the Midwest, DOT Outdoor represents everything that’s possible with a long-term vision.

“Find a job you love,” Kurt concluded. “You’re going to do it forever. For me, it’s finding the next location. I love it.”
